Job Summary:

Responsible for the operation, maintenance, and security of assigned Brookdale consolidated and managed communities. Plans, trains, schedules, supervises, participates in, and inspects the work of departmental associates engaged in the operations, maintenance, repair, and safeguarding of communities.

Essential Functions:

  1. Works in conjunction with the project manager, per the direction of the Senior Director, to ensure quality and reporting for both internal and external third party.

  2. Updates the Property Condition Report every other year or as directed by the Sr. Director of Asset Management.

  3. Works in association with Regional Vice Presidents (RVPs), Executive Directors (EDs) and Director of Maintenance (DOM)/Maintenance Technicians (MT) to prepare, prioritize and submit an annual budget for each community.

  4. Enters and approves eProcurement requisitions, in accordance with the allocated capital budgets assigned by capital planning.

  5. Oversees the Integrated Facility Maintenance program performance at the community level.

  6. Works with regional operations teams to monitor repairs & maintenance expense, and contract budgets.

  7. Ensures compliance with Computerized Maintenance Management System and Life Safety program at the community level.

  8. Monitors and supports completion of Critical Alert Notifications through the BEST Standards.

  9. Monitors Unit Turns, at the community level, to establish scope and analyze cost of all capital UTOs.

  10. Supports Asset Management"s role in all initiatives through completion.

Project Management Essential Functions:

  1. Ensures that all projects are delivered on-time, within scope and budget while directly working with the project stakeholders.

  2. Manages daily renovation assignments and coordinates all communication.

  3. Analyzes and monitors cash flow projections, maintains comprehensive budgets, and monitors/maintains schedules.

  4. Establishes and implements quality assurance and quality control.

  5. Prepares RFP/bid packages. Manages the bid process by working with the Design team.

  6. Evaluates and selects architects, contractors and vendors.

  7. Prepares estimates and value engineering analysis, peer reviews, and constructability reviews, during the design management process.

  8. Oversees the submittal process, information requests, shop drawings, substitution requests, and change orders.

  9. Reviews and approves monthly payment requests and lien waivers.

  10. Prepares daily, weekly, and monthly reports that discuss, in detail, the status of each assigned project.

*Education and Experience Needed: *

  • High School Diploma or General Education Degree (GED) required

  • Two year Technical Associates Degree preferred

  • Minimum five years related experience and/or training required

  • Multi-site asset management experience preferred; or equivalent combination of education and experience

  • Must have a valid driver"s license and a current 3-year driving abstract with no more than one moving violation as a condition of employment.
